Modern residential development in Singapore is increasingly shaped by the way people want to live rather than simply where they want to live. Today’s homeowners often look beyond the size and appearance of a property. Connectivity, convenience, community facilities, greenery, nearby amenities, and the future direction of a neighbourhood can all influence the residential experience.

The Vanda Green and One Chuan Grove reflect this changing approach in two different parts of Singapore. While one is positioned along Dunearn Road in the established Bukit Timah area, the other is planned for the Lorong Chuan neighbourhood in District 19. Both developments introduce new homes while connecting residents with the wider communities around them.

The Vanda Green and the Evolution of Bukit Timah Living

The Vanda Green is a planned 99-year leasehold residential development on Dunearn Road. The site was awarded to a joint venture between Wing Tai Holdings and Metro Holdings in May 2026, with the developers intending to create approximately 330 residential units alongside ground-floor commercial uses. The site also provides for an Early Childhood Development Centre.

Its location gives the development a strong connection to the established Bukit Timah residential environment. The area is known for its mature amenities, educational institutions, greenery, and accessibility to different parts of Singapore.

At the same time, the surrounding Turf City precinct is expected to undergo further transformation. This places The Vanda Green within a neighbourhood that combines an established residential identity with opportunities for future urban development.

One Chuan Grove and a New Residential Community

One Chuan Grove offers another perspective on modern condominium living. Sing Holdings and Sunway Developments secured two adjacent Chuan Grove land parcels in 2025, with plans to combine them into a single residential development of around 1,055 units across five blocks of up to 27 storeys, subject to regulatory approvals.

The project is located off Lorong Chuan in District 19, an established residential area with access to public transportation, schools, shopping, and everyday services.

Its larger planned scale means One Chuan Grove is expected to introduce a substantial new residential community to the area. Rather than functioning simply as a collection of individual homes, the development is planned with communal facilities that can support shared residential experiences.

Connectivity at the Centre of Modern Living

Transportation remains one of the most important considerations when choosing a home in Singapore. Convenient access to MRT stations can make daily commuting easier while also connecting residents with employment centres, shopping districts, schools, and recreational destinations.

The Vanda Green is approximately 630 metres from Sixth Avenue MRT Station on the Downtown Line. Its Dunearn Road location also provides access to established roads and bus services, creating several options for travelling around the city.

One Chuan Grove is similarly positioned close to public transportation, with Lorong Chuan MRT Station on the Circle Line within the surrounding neighbourhood. The station provides connections to other MRT lines and major areas of Singapore.

These locations demonstrate how modern residential projects can become part of a larger transportation network rather than existing separately from the city.

Greenery and Quality of Life

Singapore’s compact urban environment makes greenery an important part of residential planning. Access to parks, landscaped areas, and open spaces can provide a welcome balance to the density of city living.

The Vanda Green benefits from its Bukit Timah setting, where established green spaces and recreational destinations form an important part of the surrounding environment. Its position near the future Turf City precinct also places it within an area expected to experience further changes in the years ahead.

One Chuan Grove takes a different approach by introducing new residential facilities into an established neighbourhood. Its planned communal spaces can provide residents with opportunities to relax, exercise, and interact without leaving the development.

Together, these projects demonstrate how modern residential living can combine the convenience of urban development with opportunities for recreation and community life.

Different Locations, Similar Residential Priorities

Although The Vanda Green and One Chuan Grove are situated in different districts, many of the factors shaping their development are similar. Both respond to the demand for well-connected homes located within established neighbourhoods.

The Vanda Green may appeal to households attracted to the Bukit Timah environment, established schools, greenery, and the long-term transformation of the Turf City precinct.

One Chuan Grove offers another residential setting in District 19, where accessibility to Lorong Chuan MRT and established amenities forms an important part of its location story.

These differences show that modern residential living does not necessarily mean creating identical communities. Instead, new developments can adapt to the characteristics of their individual locations while meeting changing expectations from homeowners.

Conclusion

The Vanda Green and One Chuan Grove provide two different examples of how modern residential living is being shaped in Singapore. The Vanda Green brings new housing opportunities to the evolving Bukit Timah landscape, while One Chuan Grove introduces a large new residential community to the Lorong Chuan area.
